Bundeena Waterfront House

The site slopes steeply to the water, presenting both a challenge and an opportunity. The design responds by stepping the home down the topography in a series of plateaus, each level opening to a generous terrace with uninterrupted water views.

Internally, the palette is restrained — clear-finished timber ceilings, plastered walls, and stone floors — so the landscape reads as the primary visual element from every room. All rooms are cross-ventilated to reduce reliance on mechanical cooling.

A pre-DA meeting with council, combined with a detailed visual impact assessment and a BASIX certificate, delivered a smooth approval pathway for this sensitive waterfront setting.
