House designers in Wollongong.
Residential design for the Illawarra, from new custom homes and renovations through to council approval and construction documentation.
Francis Design works throughout Wollongong and the Illawarra on new homes, renovations, extensions and dual occupancy projects. The work ranges from tight suburban infill to larger luxury homes on escarpment and coastal sites.
Designing well in the Illawarra means understanding the region's particular conditions: sites that fall steeply toward or away from the escarpment, coastal exposure that dictates materials, and Wollongong City Council controls that govern bulk, scale and landscaped area. Reading those constraints accurately at the start is what keeps a project moving.
We stay involved past the drawings. That means coordinating engineers and consultants, preparing the DA or CDC application, dealing with council through to determination, and producing documentation complete enough for builders to price with confidence.

Common questions.
Which Illawarra suburbs do you work in? +
All of them, including Corrimal, Keiraville, Fairy Meadow, Towradgi, Thirroul, Bulli, Figtree and Wollongong itself, and further south through the Shoalhaven to Lake Conjola.
Do you only design luxury homes? +
No. The portfolio includes granny flats, renovations and dual occupancy work alongside larger custom homes. The approach is the same regardless of budget: read the site properly and document it thoroughly.
Can you help if I already have plans? +
Often, yes. We can review existing plans, advise on approval pathway and buildability, and take a project over at documentation stage if that is what is needed.
Do you handle council approvals? +
Yes, DA and CDC applications are prepared and lodged by us, and we liaise with council through to determination.
